Everyone deserves a place to call home, a place that you can afford. A CLT home is priced lower than the market price because the homeowner owns the home, but the property is owned by the trust.

The homeowner signs a long-term 99-year renewable lease for the property. In exchange for the opportunity to own and gain equity from a home, the homeowner agrees to financial restrictions when the home is sold.

Dream It.

A Community Land Trust, CLT, is typically for first-time homebuyers. A CLT is a type of shared equity home ownership program, which provides affordable homeownership opportunities.

CLT programs sell homes at prices below market rate. In exchange for your low price, you agree that, when it comes time to sell the home, you will sell at a below market rate price. This will ensure that the home stays affordable for subsequent income qualified buyers.

Can you afford to be a homeowner? Is CLT homeownership right for you?

As the official housing counseling agency for the Grand Haven Area Community Land Trust, Neighborhood Housing Services will help you answer these questions and more. You will work with an NHS housing counselor for all of the required pre and post purchase steps. NHS will lead you through a step-by-step guide to determine eligibility and to navigate the CLT home purchase.

The Grand Haven Area Community Land Trust holds ownership of the land for 16 (of the 30) homes in the Robinson Landing development.

GH Area CLT’s investment in the new Robinson Landing Development gives low and moderate income families the opportunity to invest in their future with a new home at an affordable price. The development is located on the north side of Comstock Street in Grand Haven.

In the development, two and three-bedroom, 1, 2, and 2.5 bath CLT homes are priced between $139,900 and $179,900, depending on home style and amenities. Homes in the CLT Program are priced at $139,000 for a 2-bedroom, 1 bath home, $159,900 for a 3-bedroom, 2 bath home, and $179,900 for a 3-bedroom 2.5 bath home.
